Overview

Glass House Real Estate is an independent brokerage in Vienna, Virginia. They help people buy and sell homes across the Washington DC area.

They are a full-service brokerage. They also do something most agents do not. Buy a home with them, and they give you back a large share of their commission at closing.

That is a hard fact buyers look up before they ever call an agent. And more and more, they look it up by asking AI instead of typing into Google.

Then buyers started asking AI the most basic question of all. Who is the best buyer's agent in Northern Virginia? Glass House never came up. Redfin did. So did Compass, Keller Williams and Long & Foster.

There was a second problem, and it was worse than being missing. Where AI did mention them, it framed the rebate as a discount. That put a full-service brokerage in the cheap bracket, next to the budget services. It is the opposite of who they are.

We started work with Glass House in April 2026. Three months later, they are the brokerage AI names most in their market. And AI now explains the rebate properly, instead of filing them under cheap.

AI had us labeled as a discount shop, which is not what we are, and it was setting leads up the wrong way before we ever spoke to them. Now it explains how the rebate actually works, and that is the conversation we want to be having. Omni Eclipse did not just get us visible, they got AI saying the right things about us.

We started with Glass House Real Estate in April 2026. Back then AI named them in 5% of answers, which put them 7th. Three months later AI names them in 40% of answers. That is first place, ahead of Compass, Keller Williams, Redfin and Long & Foster. And on half of those questions they are now the single most-named brand. And when AI names them, it now explains how the rebate works 90% of the time.

The challenge

  • The big national brands owned every answer. Ask AI who to use in Northern Virginia and you got the household names. Glass House showed up in 5% of answers. The leaders were on about 25%.

  • AI was calling them a discount brokerage. Not hinting at it. Saying it. Glass House is a full-service firm that happens to hand back part of the commission, and AI was filing them with the budget services. That framing reaches a buyer before you ever speak to them, it sets up the wrong conversation, and you cannot fix it with a landing page.

  • Their best feature was buried. They had real pages about the rebate. But on Google those pages sat where almost nobody scrolls, and got almost no clicks.

  • They only won searches for their own name. People already looking for Glass House found them. Everyone still deciding who to call was being sent somewhere else.

The approach

We ran our four-step method: find the questions, answer them properly, get into the sources AI reads, then track what moves.

Step 1: Map
We sat down with the business and picked the questions that mattered most to them - the ones their best clients actually ask before choosing an agent. Then we checked where Glass House stood on every one, across the four AI tools buyers use, and scored their rivals on the same answers so we could see the real gap.
Step 2: Build
We wrote to explain the rebate, not just to claim it. How it works. Who qualifies. What you get back and when. What it does not cost you in service. That is the part that moves a brand out of the discount bracket, because AI can only describe what it can read. We built the pages as content AI can lift a clean answer from.
Step 3: Amplify
The tracking showed one thing fast. In this category, AI was barely reading brokerage websites at all. Glass House's own site was less than 1% of the sources AI used. The answers were built from round-ups, comparisons and directories. So we went to where AI was already reading. We placed guest posts on the sites that kept showing up in those answers, and we made YouTube videos explaining the rebate. AI reads video transcripts and cites YouTube often, so a clear explainer is easy for it to quote and hard to misread. That is the work of getting into the sources AI reads, and here it moved more than the website could.

Step 4: Track
We checked every question across all four AI tools, watched which sources were driving mentions, and fed it back into the next round. The first real lift showed up in week eight. It has climbed every week since.

The results

In April, AI named them in 5% of answers. That put them 7th. Now it is 40% - ahead of every national brand on the same questions.

All four AI tools moved, and not by the same amount. Gemini now names them in nearly 58% of answers, ChatGPT in 24%, Perplexity in 22% and Google AI Overviews in 16%.

AI now explains the rebate instead of calling it cheap

This is the change the business cares about most, and it is the one Google search could never have delivered.

A search result gives you a blue link and hopes the buyer clicks it. An AI answer explains your offer to the buyer inside the answer, whether they click or not. So if AI understands your model, it sells for you. If it does not, it mislabels you to everyone who asks.

We looked at every AI answer that names Glass House across the four tools we track. In 9 out of 10 of them, AI explains how the rebate works, rather than just flagging a lower price. Just over half describe the firm as full-service in the same breath.

That answer is from Google AI Mode, which sits outside the four tools we count above. But it shows the shape of the change: full-service first, rebate second, explained - and the buyer is educated before they ever reach the website.

Ahead of the national brands

Every firm here was scored on the same answers, so this is a fair comparison.

An AI answer usually names several firms at once, so getting into one does not mean pushing somebody else out. Glass House did not take Compass's place. They took a place beside them, and then moved to the front of the list.

Compass is the closest anyone gets, on 29%. Every other national brand is further back than that.

Number one on the questions that matter

The overall number is the summary. Single questions are where the money is.

Glass House is now the single most-named brand on half of the questions we track. That includes "best buyer's agent in Northern Virginia", the most obvious question in the whole category, where AI now names them in 82% of answers against Compass on 58%.

The rebate question shows what this work changes. In April, AI named Glass House in about two thirds of those answers, and Redfin in just under half. Now it names Glass House in nearly all of them, and Redfin in about a third.

Same topic. Same offer. On Google those pages sat where nobody clicks. In AI search a small lead turned into a big one.

The bigger picture

Glass House shows what AI search can do for an independent business up against national brands with far bigger budgets.

On Google that fight is close to unwinnable. Authority builds up over decades, and the big names have a twenty-year head start.

AI does not work that way. It builds an answer from whichever sources handle the question best. So a clear, well-evidenced offer from one independent brokerage can beat a national franchise. That is exactly what happened here.

And there is a second thing worth noticing. Search sends people to you. AI explains you to people. That means the way you are described is now part of the product, and it can be fixed - which is what happened when a rebate stopped being read as a discount.

McKinsey found 44% of people now prefer AI over normal search when deciding what to buy (Oct 2025). Gartner expects normal search to drop 25% by the end of 2026. And Ahrefs found people arriving from AI buy up to 23 times more often than people from normal search (Jun 2025).

In real estate, one extra sale can pay for a year of marketing. Most brokerages are still invisible to AI. Glass House moved early. They are now the name AI gives, in a market where nobody mentioned them three months ago.
